How can I get the most from my inspection?

We, at AmeriSpec, feel it's vital that you fully understand your potential property's condition BEFORE you buy and it's our PRIORITY to give the best inspection possible. We've compiled beneficial information below that will assist us in achieving both of these goals for you.
To assist your inspector in making the best use of the allotted time at your property, you can help by doing these things yourself or checking with your realtor in advance of the inspection:
Make sure all gas, electrical and water services are on. Inspectors are NOT allowed to turn utilities on.
Confirm all pilot lights are lit and appliances are operational. We do NOT light pilots or power up systems that are turned off or unplugged.
Confirm electrical panels, water and gas meters, and all access openings to attic areas, eave and crawl spaces are accessible. Our inspectors are NOT permitted to remove sealed or secured access openings or move stored items placed there by the homeowner.
Gather any previous repair or maintenance information and
the all important "Seller's Description of Property". This document, not being
mandatory in Massachusetts, provides the home buyer valuable historic
information regarding conditions that may be known by the homeowner
but not necessarily apparent to the homebuyer or inspector. Review these
documents and if you have questions, bring them to the inspectors attention
prior to the start of the inspection.
If the seller has aggressive pets, have them secured before your inspector arrives.
NOTE: We must charge for return trips necessitated by shut down utilities or other lack of access. Again, you can help get the best inspection by following the guidelines above.
AmeriSpec strongly encourages you to be present during the inspection, however, distractions hurt. If you or your Uncle Joe divert the inspector's attention away from inspecting, it increases the chances of missing something important. Don't monopolize the inspector's time--provide a little breathing room for looking and recording. A comfortable role for you at the inspection lies somewhere between a shadow and a wallflower. Don't worry, the inspector will point out important findings on-site and follow-up with a detailed computer generated report.
During the 2 to 4 hours of your inspection (depending upon the services you request and your property) your inspector will cover literally hundreds of items in strict accordance with the ASHI Standards Of Practice using the latest in technology to prepare your report. Therefore, it's not necessary that you be with the inspector every step of the way but it's VERY beneficial for you to remain available during the inspection. Your specific concerns and questions can be readily answered or explained and he'll be able to come to you with potential problems so that they're immediately understood.
