Wood Destroying Insects
We use the industry standard NPMA33 wood destroying insect inspection report form developed by the NPMA. In most instances, HUD requires the person signing this form to be certified. AmeriSpecPro has this certification. This form is required for all HUD insured mortgages.

Radon Gas
Radon gas is said to be the second leading cause of lung cancer in humans by the US EPA. Find out if your potential new home has it, what to do about it if it does, and why, for most people, it isn't a reason not to purchase a property you like.

Water Quality Testing
Does your potential new home utilize a well for water supply? Water quality testing can range from a simple bacteria test to determining if the pesticides used on the farmland that used to be where your home sits has leached into the ground water supply your well is tapped into. Or if all that fertilizer that's made your neighbors lawn so green has leached it's way into your well.

Water Quantity Testing
How much water does your well produce? Will you run out of water when washing your car and doing laundry at the same time? AmeriSpec can help you obtain quantity testing from a reputable, local well professional.

Lead Paint Testing
Lead paint has been recognized as a significant health risk to proper brain development. Especially in small children. Was your potential new home built before 1978? If it is, the chance of having lead paint may make it worth having tested. AmeriSpec can recommend a Massachusetts licensed lead paint inspector to help you find out.
